Direct Line Landlord Insurance

Direct Line Landlord Insurance is one of the market leaders in the provision of landlord insurance with thousands of clients. They have built up a reputation in the market for cover and service - so a comparison between their product and the one that B. Portwood & Co Ltd offer is in order.

Tenancy Agreements

The Direct Line Insurance product requires that the property must not be sub-let, let to asylum seekers, housing associations or local authorities and must not be a bedsit or a half-way house - and if occupied by students, the policyholder must have been a landlord for a year. If these conditions are not met then an online quote is unavailable - but they may be able to help if you call them.

B. Portwood will cover property let to local authorities, bedsits, asylum seekers (provided through an approved agency - not a charity), refugees or students (as well as let direct to the tenant by the landlord or their agent.


Direct Line require that the tenants are employed (or have been in the last six months), retired, in full time education or in receipt of a disabilitypayment, carer's allowance of Personal Indepence payment.

B. Portwood also allow unemployed persons to be tenants.

The property

Direct Line require that the property does not need repair or refurbishment to make them secure and watertight.

B. Portwood will quote for unoccupied house insurance - the premium and terms depend on whether the property is being renovated or not.

Loss of rental Income

Direct Line charge to cover loss of rental income if the tenants move out following an event insured under the policy - at a price.

B. Portwood cover loss of rental income in such an eventuality as standard.

Note that this is not rental guarantee insurance - which is an optional extra under the Direct Line policy and (when available) provided under a separate policy by B. Portwood & Co Ltd.

Obviously it is impossible to provide a comparison at every location for every house value: we selected a standard risk in a rural area, with no adverse features. Rebuilding cost: 250,000, with a 200 excess. Five years claim free.
