A summary of Legislation/ Regulations applying for residential landlords
One of the most time-consuming aspects of
being a landlords is keeping up to date with legislation - or even in
finding out what legislation there is. Below are some of the rules
applying:
Proposed new changes in allowable contract terms
for landlords (2022)
Pets
- Landlords will not be able to insist that tenants be unable to keep pets
without good reason
- Tenants will have the right to challenge a Landlord about the reason
- The landlord can insist that the tenant purchases insurance to cover
damage caused by their pets.
Decent Homes Standard
- This will now be extended to include all rental property rather than
just social housing
Section 21 eviction
- This will be scrapped: A tenancy can only be terminated on the request
of the tenant or for one of the specific reasons allowed by law.
Bans on Children and classes of tenants
- landlords will not be able to have a 'blanket' ban on refusing tenants
with children or who are on benefits. The latter will have an effect on
insurance for property since some insurance companies (currently) do not
accept property let to tenants on benefits.
Assured Short Term Tenancies
- Will be altered to periodic tenancies - tenants will be able to move
more freely and not pay the rent if the property is substandard,
Notice period for rent increases
- Will be doubled, giving tenants more time to dispute them
