(Un)Occupancy

If the property is NOT yet occupied, we need to know why it is unoccupied. In our experience there are three reasons:-

  • The property is up for sale e.g. the owner has died/ moved into care/ emigrating/ has moved house but has not yet sold this one

  • The property is being refurbished and the owner will move in once the work has been completed.

  • The property is awaiting a tenant. If a tenant is expected in the next month or so then we may be able to offer a quote as a tenanted property. Please contact us if this is the case and we will advise you.

If the property IS occupied then we need to know the type of tenant(s) that are occupying it. There are several types.

  • Professional: The (6 month+) agreement is with the tenant, who is working. The tenant pays the rent in full.

  • Retired: The (6 month+) agreement is with the tenant, who has retired. The tenant pays the rent in full.

  • Subsidized: The (6 month+) agreement is with the tenant - who may or may not be working. The rent is paid by the DSS (Sometimes known as DSS1 lets)

  • Students: The agreement is with a number of students

  • Holiday lets - let out: Up to 4 unrelated tenants at a time

  • Holiday lets - own use. i.e. for you and your family where no element of profit occurs

  • DSS referrals - single person/ family NOT asylum seekers - the agreement is with the DSS who pay the rent.

  • DSS referrals  - bedsits with shared facilities. i.e. NO cooking in rooms. No asylum seekers. Agreement is with DSS who pay the rent.

  • DSS referrals - bedsits with no shared facilities i.e. Cooking in rooms. No asylum seekers. Agreement is with DSS who pay the rent.

  • Asylum Seekers.
